Project narrative
Recreation and entertainment complex at Floyd Bennett Field (New York’s first commercial airport). Developed in response to the National Park Service (NPS) concession award for a recreation facility that would incorporate the adaptive re-use of four historic airplane hangars in what is now Gateway National Park, the facility encompasses, under one roof, two NHL-regulation hockey rinks with related ice refrigeration and locker facilities, one with seating for 2,300 spectators; a 16,000-square-foot gymnastics and dance center; a 14,000-square-foot fitness/performance training center with locker rooms and a lounge; an 18,000-square-foot field house with hardwood floors; an 8,000-square-foot food court with seating; a 3,000-square-foot sports bar area; and a 5,000-square-foot banquet hall. In addition, adjacent to the building, there are two fully lit, full-size soccer pitches with state-of-the-art synthetic turf, seating for up to 6,000 spectators, and a 3-acre event area.
Innovations
The building receives all of its power and cooling from a $5.2 million, 1.4mW natural gas-fired micro-turbine co-generation plant, (CCHP) developed with Carrier/United Technologies Corporation. Heat is provided as a byproduct of the Ice Making Process for the hockey rinks.
Management responsibilities
Integrated project delivery coordination and management of all design and construction processes, including: Coordination of ownership group business and aesthetic desires/consensus building for direction of design/construction team; Creative design input; Identification and coordination with internationally renowned marketing/branding consultant to inform architecture, Coordination with NPS and New York State Historic Preservation Office for design and construction sequence approvals; Team building (identified and selected all contractors, interior design architects, and consultants), Development and management of overall budget and schedule; Negotiation of all construction general contract and Multi-Prime contracts (General Construction, HVAC, CO-Generation, Audio/Visual/Security, and Demolition/Asbestos removal); Negotiation of architect and consultant agreements; Intensive value-engineering efforts to maintain budget and schedule goals during fast-track construction sequence; Researching/recommending/completing buyout of all major sports surfaces and equipment, including synthetic turf and a 35’ x 70’ climbing wall; Coordinating design/construction of ice rink refrigeration; Researching, recommending and procuring historic full-scale airplane replica; Coordinating the design and construction of the facility’s restaurant/bar/banquet hall; Coordinating with Madison Square Garden for hockey farm club requirements for lockers, television broadcasting and seating issues; and Coordinating and Managing the building’s co-generation plant design/construction and controls integration with building HVAC and electrical systems, and coordination with Co-Gen Plant consultant to maximize NYSERDA development cost rebate program.
