Project narrative

Residential conversion of SOHO seven-story, 35,000-square-foot commercial warehouse to create luxury loft condominiums for sale. The program included a commercial art gallery on the first floor, residential condos for sale, floors 2 through 6, and the owner’s luxury penthouse on the 7th floor. 

Management responsibilities

Integrated project delivery coordination and management of zoning conversion issues with the NYC Department of Buildings, all design and construction issues, project delivery, development of a completed condominium filing plan, and completion of property tax reduction filings. Also managed were all design and construction processes, including coordination of ownership group desires/consensus building for direction of design/construction team; creative design input; construction sequence approvals; team building, development and management of overall budget and schedule; negotiation of all construction general contract and Multi-Prime contracts (General Construction for Building Shell, General Construction for Penthouse/Lobby), Audio/Visual/Security, and Demolition/Asbestos Removal); negotiation of architect and consultant agreements; intensive value-engineering efforts to maintain budget and schedule goals during fast-track construction sequence
